Including it inflates compset averages and makes our indices look artificially low. T12M RevPAR $104 vs our $82 -- but that gap is driven by product type, not competitive position.

This is the core discussion for the RM call: is the compset properly sized?
Monday Mar 24 — RM Call Agenda
1. Compset size question: Should DoubleTree (284rm) and Holiday Inn South (238rm) remain? They're full-service, 1 tier above, 2x our size. Ask RM: are they competing for the same corporate/transient demand as a 115-room select-service?
2. Fix tier data gaps: 5 of 10 members missing tier classification. Hyatt Place (127rm) is clearly Upper Midscale. Get RM confirmation on others.
3. Extended stay question: 4 of 10 members are extended stay (Residence Inn, Staybridge, Hyatt House, plus maybe others). Is this too many for an SS compset? Different demand driver.
4. RGI recalculation: If we remove 2 oversized members, T12M RGI goes from 95.3 to ~102.5. This changes the narrative from "losing share" to "gaining share." Which is the real story?
